The Valuation will be carried out in accordance with RICS guidelines and will comprise an inspection and written report on the property.
A visual inspection of the internal and external parts of the property will be made and comments given with regard to its current condition.
Measurements: Metric measurements will be taken of the internal accommodation of the property.
Basis of Valuation: The property will normally be valued on an open market value basis as defined by RICS guidelines and will take into account evidence of comparable property in the area.
Formal valuations can be carried out for inter-party disputes, such as matrimonial proceedings, as well as for Court orders, probate, tax and investment purposes etc.
Valuations suitable for Court Purposes, when ordered by a British Court, have to be submitted in an agreed format. As a Chartered Surveyor I am qualified to carry out such valuations for Court Purposes on the instructions of the Court concerned. Instructions are usually received from the Solicitors acting for the various parties involved, however, direct instructions from individuals can be received.
